Part 2 of my home renovations has commenced! Today, I’ve started my Houston townhouse bathroom renovation! This post will be the first of several detailing my process to create my design, pick out products, and do the remodel in Houston!
I’ve lived in my home for over 5 years now. Knowing what my home is worth and what I’ll likely sell it for in a few years, I didn’t want to invest more than I thought I’d be able to recoup. But I also wanted to make decisions that will make the house more livable and functional while I’m here for the time being. This bathroom renovation is part of upgrading the space so it’s more usable for Kyle and I, as well as increasing the resale value of the home.
ICYMI, I upgraded my kitchen in December. Check out the before and after posts here.
My Bathroom Vision
In my day job, I specialize in optimizing the user experience. And let me tell you, there’s a lot of opportunity in the current bathroom design to make it more conducive to how Kyle and I use the space and modernize the finishing. I feel like most of the materials are pretty standard and builder-grade, so there wasn’t much that I wanted to save in the current set up. To manage costs, I opted to keep the floor since I like the color and repurpose the vanity cabinet.
Here is the list of things that I wanted to do to the bathroom:
- Remove the alcove jets tub (that’s been used probably 10 times total since I moved in)
- Expand the shower to standard size (60 inches) and install frameless shower glass
- Install a ledge in the shower for shaving and 2 niches for shower supplies
- Install a rainfall shower head
- Replace the builder-grade mirror
- Replace the vanity counter top, sinks, and faucets
- Add linen storage in the former tub space
- Upgrade the vanity hardware and bathroom access
- Recenter the overhead light and install an antique art deco light from the Heights
Design Must-Haves
When I planned my kitchen renovation, I picked out some of the major design elements for the bathroom — like the seafoam glass tile and calacatta countertop.
One of the things I’ve been dreaming about since I went on a Christmas home tour in the Heights several years ago, is how might I incorporate one of the antique milk glass pendant lights into my home. Back in the day, every home built in the Houston Heights in the 1920s had one of these pendant lights hanging over their porch. As the homes got torn down over the years, Heights antique shops have acquired them and I’ve been wanting an excuse to purchase one for years! I’m excited to hang the light above the linen dresser in the bathroom to bring a bit of Houston charm and history to the space.
Finalizing my Design
To bring everything together, I partnered with Courtney and Sarah of Tre Designs, a Houston-based interior design firm to ensure that all my design choices were solid and coordinated. My bathroom has a lot of elements and I wanted to make sure that all the details were on point.
Tre Designs helped me think through my design end-to-end. First, we did an initial consult where I walked them through the space. I sent them links to everything I had picked out and shared my bathroom Pinterest board. Then, they prepared a design brief that weaved the elements I had chosen with additional ones that I hadn’t considered–like the color of grout and paint for the floorboards.
Working with Tre Designs was super helpful in tying everything together. I knew I wanted to incorporate black fixtures for the sinks and shower, but they taught me that I could also match the other details I had picked out — like the gold scalloped edge mirror– with gold elements on the vanity cabinet doors. They also helped select some of the fixtures that I struggled to find on my own in my price point–like the black waterfall shower head.
They also mocked up some of the architectural details for things like the shower niche and bench which was helpful in communicating the design with my contractor.
